How does your management fee work?
We charge one simple, all-inclusive management fee — no upfront setup costs and no hidden extras. Because every property is different, we provide a personalised quote after learning about your property. Get in touch and we'll talk you through it alongside an honest income projection.
Am I tied into a long contract?
No. There are no lock-in contracts — you can leave with just 30 days' notice, at any time. We believe a management company should keep your business by performing, not by contract.
What areas do you cover?
We manage properties across Manchester, Liverpool, Greater Manchester, Merseyside, Cheshire, Lancashire, Cumbria and North East England including Northumberland, Tyne and Wear and County Durham. We're expanding into Lincolnshire soon — including Lincoln, Skegness, Grimsby and Boston. Not sure about your postcode? Just ask.
How much could my property earn as a short-let?
It depends on location, property type, presentation and season. Well-located, well-managed short-lets can earn up to 40% more than traditional letting — but we'll always give you a realistic, honest estimate rather than an inflated headline figure. Request a free valuation to find out.
Which platforms will my property be listed on?
We list on Airbnb, Booking.com, Vrbo and our own direct booking website, with calendars synchronised across all platforms so double bookings are impossible.
How do you vet guests?
Every booking goes through pre-stay screening and security vetting before check-in. We also enforce a 2-night minimum stay (3 nights on weekends), which filters out the vast majority of problem bookings.
Who handles cleaning and laundry?
We do — entirely. Professional housekeeping and fresh hotel-grade linen after every single stay is included in our service. You never arrange a clean.
What about maintenance and repairs?
We coordinate all maintenance through trusted local contractors. Small issues are resolved quickly; anything significant is agreed with you first. You'll never take a 7am call about a boiler.
How and when do I get paid?
You receive a monthly payout by direct bank transfer, accompanied by a full statement itemising every booking. Complete transparency, every month.
What compliance do I need for a short-let?
Short-lets require fire risk assessments, smoke and CO alarms, an annual gas safety certificate, appropriate electrical checks and specialist short-let insurance. We manage compliance as part of onboarding, so your property meets the standard from day one.
Can I still use my property myself?
Yes — that's one of the biggest advantages over a tenancy. Just tell us the dates you want and we'll block them out. It's your property; you keep full flexibility.
What happens if a guest damages my property?
Our guest vetting keeps incidents rare, and every stay is inspected during the changeover clean, so any issue is identified and documented immediately. We handle claims through platform protection programmes and deposits where applicable, and coordinate any repairs.
